Selling Your Timeshare Yourself (what has worked well)

1. Get a solicitor /lawyer or transfer company involved who will handle the transfer of ownership. Get all of the paperwork ready needed to complete the transfer so that when you have a willing buyer, it’s just a case of ‘sign here and it’s yours’.

2. Get some pictures of your home resort, even if they are from the RCI brochure. Ideally photos you’ve taken yourself too. Don’t forget to include pictures of local famous attractions (e.g. disney). Get a flyer made up.
You can make up a flyeryourself quite easily using a word processor. One really great and very cheap way to get a professional sales sheet made up (like an estate agent’s listing) is to use a website called www.fiverr.com. Here you can search for graphic designers, give them the template below and someone will make up a flyer for you for just US$5 (about UK3!)

3. Send your flyer to everyone on your email list. Put it on your facebook/myspace pages (and get your friends to ‘like this’) Print off a quantity of flyers, stick them on your works notice board, get the kids to give them to their friends, put them on work noticeboards, school noticeboards, church notices, give them to friends, family, neighbours, everyone you can think of. Pub landlord, Newsagent, Post office windows, local shop windows… and of course on any notice boards in your home resort (if you are allowed). Next time you go on holiday to your home resort, don’t forget to give out flyers to every pub, restaurant and shop in the local area, not to mention to every other owner staying at the resort (again, if allowed / be conspicuous!)

4. Bidshares.com = free auction listing (see related post here: selling a timeshare on bidshares)

5. If Bidshares fails, ebay.com Costs about 50 to list with high visibility option. (see related post here: selling a timeshare on ebay)

6. Approach a sales representative at your home resort and tell them you want x for your week… and that they can keep anything over this amount that they can get from a prospective buyer (it’s suprising how many times this has worked – and gets a very quick sale!)

7. ADVANCED METHODS For those that are computer literate: (WARNING, sneaky, underhand tactics that your home resort will NOT LIKE! so don’t tell them where you heard this as I don’t want all the threats or hate mail!):

Google Adwords: Open a free google adwords account. They will take 5 from your bank account to activate the account. You can ‘bid’ on certain keywords. For example if your home resort is “abc resort” you can bid on this ‘keyword’ and usually pay only the minimum per click (about US$0.04 or UK 2 pence per click.) Bid ONLY on your resorts’ name so that when someone does a google search they will see your advert at the top of the page and click on it. This is what your advert should look like:

abc resort
DON’T BUY NEW
2 Bed Red Week 1,995!
www.(websitename).com

Set your budget limit to no more than $15 (UK10), you will get at least 500 people clicking on this advert, so you are bound to get some interest! (The resort may even find out and ask you to take down your advert, in which case ask them to help you sell your week /buy it off you in return )

You will need to have your sales page (flyer) put on a website page, you can do this for free by opening an account at google (Blogger.com) or WordPress (wordpress.com) or Squidoo.com. Make sure you name the free webpage “abc resort timeshare for resale only 1995″ and it will even come up as a result in the search engines too (=free visitors!)

Finally, be warned: this method may not please your home resorts’ sales team! So make sure that you offer your week to them first, or at least let them know that you are doing this and promise to take down the web page as soon as your week is sold.

8. If you can’t be bothered to try and sell it yourself, try doing a google search for ‘sell my timeshare’ or ‘selling my timeshare’. You will find plenty of companies in the sponsored (google adverts) section as well as the natural listings. Just remember that as a general rule, it is not a good idea to pay any sort of upfront fees, only pay on results, just like with a real estate agent.

——————————–
Example template (information to include on your flyer)
——————————–

In a nutshell you get a guaranteed luxury holiday for you and your family every year. You are NOT stuck with the home resort (which by the way is superb)…

You can take your luxury week holiday ANYTIME of the year and ANYWHERE you want to go.

About the home resort:

Your deed of ownership will be for week number x (dates), unit x in the (name) resort in (location). This deed of ownership will be transfered to your name by xyz transfer lawyers, the cost of which is included in the sales price. If you wish to take advantage of the timeshare exchange system so that you can swap it for other timeshares throughout the world, you will need to join RCI (I will provide details) at a cost of xxx for five year membership

Buying Time Shares is an expensive business and it can prove to be really heavy on your pocket if your budget falls short of the payment you need to make later for the maintenance. In such cases, it is a better option to rent a Time Share as it is as convenient and easy as renting an apartment for the moment.
A Time Share rental can allow you to own a property at a resort such as a villa or a condominium, and gain membership in a vacation club. You can always go through the net for finding ads regarding Time Share rentals available around the world.
If you want to rent a Time Share property that you have seen advertised, you should contact the owner. Once you do, enquire about the travel dates that are available. For any information that is not present in the advertisement itself, this is the best way.
Before calling, make a list of all your queries so that you do not forget anything before coming to a decision. Always keep the contact person’s number in handy and it would be better if you give your number too. This helps in keeping the lines open in case any of the parties have any changes to make.
Once the travel dates have been decided and all such matters solved, the renter and the owner can now move on to the higher negotiation regarding the rental price. The price that the advertisement stated is never fixed. In fact there is no fixed price in the rental or reselling of a Time Share property until the contract has been signed.
Most of the Time Share rental deals are cheaper than their original price stated in the advertisement. There is no need to pay any tax, as you will not own the property. When there is no tax, the deal becomes sweeter.
In addition to the inexpensive rent, you also are exempt from taxes. As a lot of savings are involved, timeshare rentals are much more attractive to different customers rather than buying one.
Usually, Time Share owners renting out the property require the renter to pay at least a portion of the total payment. This ranges from twenty to fifty percent. Certain owners insist on a security deposit that will be refunded with the advanced payment. Once all this has been sorted out, you will sign a contract that seals the rental deal between you and the owner.
This contract will cover all legal aspects of the deal. But there is no guarantee that all the interests are served best.
Once this is done, the owner will probably contact the resort and reserve his unit under your name in order to make it useable by you. You can always ensure you are getting all you have bargained for by calling the resort and double checking the availability of the unit, its size, number of baths and beds, and all the amenities it provides.
Before you check in, pay attention to whatever balance amount you need to pay to the timeshare owner. Legally, it is mandatory that the renters make the full payment prior to arrival.
Once you are done with all these formalities, you can enjoy your vacation from beginning to end. If you are searching for some rentals, the internet can inform you about the various options that are available to you. There are endless choices you could make.
So in case you want to buy a Time Share property but do not have sufficient resources you should settle for a Time Share rental. This helps you reap all ownership benefits but for a lesser amount.

Timeshare presentations are also a form of marketing and advertising for companies that offer timeshare properties. In these presentations, people who are interested in investing in timeshare are shown opportunities available in the travel industry. This is a new way of attracting customers as well as venues.
Customers can put forward any queries they might have regarding the timeshare presentations by making a call to the timeshare resort and asking for visitor promotions. There are a number of resorts ranging from II membership to RCI catalogues. Even the internet has plenty of information on the prospective resorts that you can visit on your vacation holiday. Also, if you visit a resort city or a resort, you can always get information either at the help desk or at the virtual help desk, which is usually located in the lobby area.
Before making any decision based on timeshare presentations, think carefully. You can even haggle if you want to. The people presenting the timeshares are given many discounts and for every person they convince to buy, they get more discount. Try to settle for the best and get an assurance to be provided everything you have bargained for.
If you adhere to the activity’s requirements, you can even join a timeshare presentation. Normally, a credit card and an ID need to be presented before admittance. Also you need to be above 25 years of age. And if you are a married person, you will be requested to bring along your spouse.
In case you are not married but would like to take along your boyfriend or girlfriend, ensure that you opt for the separate single packages. In this manner, you can receive double premium and that means more benefits. In case they insist that you do otherwise, you can always refuse. The decision is in your hands.
In case you do not like what has been presented to you, you can always opt out and leave. Usually they try to convince you within 90 minutes, but if their time is up, you can always tell them that you have done your part by sparing your time. They might try to force you into making a decision but you can always make an excuse like saying you have been to that particular resort and you do not like it. They have absolutely no right in making you stay, so it should be entirely at your convenience.
Make sure you take notes at your timeshare presentation. Anything that you have agreed on or decided on, make sure that it is in writing. In this way you would have documented everything that has passed. Write down whatever you feel will help you in your decision making process.
Ensure that you go through what you have written. There maybe many loopholes. They might offer you a TV set but does it have a cable connection, or they might give you free breakfast, but it might not be that good. Make sure you know what you will get and that you are paying for its worth.
Take your own time deciding once the timeshare presentation is over. Get the contact number of the resort as well as a fax number. In the event that you have some doubt regarding the contract or resort, you can always access the manager and have everything clarified.
Ensure that before signing your timeshare contract, you have a disclaimer. The disclaimer must clearly state that the contract can be cancelled within a period of seven days without any charge or penalty in the event of the services and benefits not being provided up to expectation. Your money should be returned within a week. In case the contract is cancelled and your money has not been refunded within a 10 day period, a fine of $50 per day can be charged on your behalf.

If you own a timeshare, you do not need to go only to your specific unit every year, year after year. You can participate in a timeshare exchange and trade your week with an owner of a different timeshare at a different resort. This opens up a world of possibilities. An exchange allows a timeshare or vacation plan owner to trade units for a desired time with another owner who has an equivalent unit at an affiliated resort within the system.

Here’s one way a time share exchange works: a resort developer has a relationship with an exchange company, which administers the service for owners at the resort. Owners automatically become members of the exchange system when they buy their timeshare or vacation plan. At most resorts, the developer typically pays for each new member’s first year of membership in the exchange, but members pay the exchange company directly for each subsequent year after that.

Developers are not the only means of joining a timeshare exchange. Owners of timeshares can join exchanges directly themselves. In fact, when asked about timeshares, many owners will speak in terms of the exchange program that they are a member of, rather than the actual timeshare that they have a deed to. Some timeshare owners have actually never stayed at the unit that they own, but simply purchased a time share unit as a means into the exchange system.

To participate in a timeshare exchange, a member must deposit a unit into the exchange company’s inventory of weeks available for exchange. When a member takes a week from the inventory, the exchange company charges a preset fee.

In a points-based exchange system, the interval is automatically put into the inventory system for a specified period when the member joins. Point values are assigned to units based on length of stay, location, unit size, and seasonality. Members who have enough points to secure the vacation accommodations they want can reserve them on a first-come, first-served, space-available basis. Members who don’t have enough points may want to investigate programs that allow banking of prior-year points, advancing points, or even “renting” extra points to make up differences.

Whether the exchange system works satisfactorily for owners is another issue to research before buying. Keep in mind that, you will pay all fees and taxes on your time share unit involved in an exchange program, regardless of whether you use your unit or one belonging to someone else.

Timeshares are a great way for people to vacation and still be able to own in their favorite getaway. The actual invention of a timeshare was back in the 1960′s in the French Alps when a developer and resort owner decided it would be valuable to people to stop renting a room and buy (a piece of) the hotel. It caught on and soon became common place all around the world.

There are a few different types of time share ownership, so first lets define what those are:

Fixed: a fixed timeshare is exactly as it sounds, a fixed time usually a week or more. Typically the resort will use a normal annual calendar and sell the use of a particular unit by week number. If, for example, you owned week #1 and 2, that typically means you have your unit for the first two weeks of the year, each year, meaning the first 2 weeks in January.

Floating: A floating timeshare is still a fixed amount of time, but the specific dates are what is actually floating. With floating timeshares, the owner owns a number of days or weeks, lets say for this example 7 days, or one week. That week will typically have some indication of when it may be used, for example one summer week, defined by the constraints of the calendar season summer. The owner then must reserve which week he or she wants during the summer. There is usually great competition for the holiday weeks, so often a floating timeshare will be exclusive of the holiday weeks, as those will typically be sold as fixed timeshare weeks, often at a much greater price.

Rotating: a rotating timeshare is designed to combine the advantages of the floating timeshare and the fixed. The owner knows which week is his or hers in advance, but it will vary to give each owner equal chance at having the holiday week. The rotation can go either forward or back on the calendar and season, rotating through all owners.

Now within those three types of timeshares there are two types of ownership: deeded and right to use. You can probably guess the difference just by the name. The deeded timeshare means you actually own a fraction of real property, to be bought and/or sold under the community by-laws as an owner pleases. The right to use contract is just that, you have bought the right to use the property for a specified amount of time, over a period of time, most often measured in number of years. At the end of that number of years the timeshare owner no longer has rights of that unit, its facilities and time slot.

Now timeshares have grown so in popularity they have spread into other industries. When it originated it was primarily just resorts, and typically those with a more apartment-style accommodations. Now you can buy a timeshare on a cruise ship, a timeshare of a campground, even a timeshare of a yacht or high end private jet. But the business model says the same. You are purchasing a slice of time/ownership of that entity for your own use and pleasure. And, depending on the type of ownership you have, can share that with friends and family, and in some cases even sell it to someone else to use.

Whatever timeshare you select, just make sure you have someone you trust advise you in the purchase, especially if it is your first time. You will be, once the contract is signed, legally bound to that ownership with all its rights and responsibilities. You are essentially tied to that contract until it ends by a date, or its sale, or other designated end of the agreement. So make sure you do your homework and research that the company has a history of good solid reputation in the industry. Then, when all your due diligence is done, enjoy it to the fullest!

Its resorts and clubs are world class and famed, and its condos impressive be it in California, Arizona, Hawaii, Colorado, Idaho, Oregon, Utah, Nevada, Canada or Australia, and I’m referring to Worldmark timeshare properties, Worldmark offers remarkable and idyllic getaway for it’s timeshare owners, this is attributed to it’s unique serenity. It is therefore not surprising that many people are keen on buying Worldmark timeshare properties. It makes a perfect buy, because of the truly luxurious experience that comes from owning a Worldmark time share property.
Most vacationers, who spend the minimum of a week at the beach, usually opt to rent the timeshare for accommodation. Long time vacationers on the other hand, might opt to purchase a place. The concept of time sharing allows one to buy seven days period to spend at the beach condominium instead of having to cough large amounts of money to completely purchase or rent the condo. Time sharing gives a buyer accessibility and ownership of a beach condo occupancy for a week’s duration every year.
When you purchase time share property from world mark, you pay for your units as the owner. Timeshare property financing is also available for new owners of timeshare units, but this option is only available to timeshare properties sold by timeshare developers. Others including the resale option are paid in cash.
So, what the value of purchasing a Worldmark timeshare property? Before we answer this question lets try to figure out what this Worldmark timeshare thing is all about.
Purchasing timeshare property from Worldmark mean’s that you as a buyer is procuring for a specified period to spend on a number of vacation spots availed to you. Each one of your stays in these vacation destinations is awarded credit points, these points are season and time share unit depended. That means the longer your stay, the more points you accumulate, and the better resort destinations and accommodation you become entitled to on your next scheduled visit.
But does that mean that buying a Worldmark timeshare unit is better than renting? In addition, buying a time share entitles you to something, while renting means you don’t own the real property. If you consider buying as a good option for you, then you have to consider the weigh and money matters as well. As a matter of fact renting or buying of time share property depends on factors like rents, prices and many more.
Owning the place you stay means you don’t have to worry about paying rent. The chief benefit of owning a property is that once you are done using it, then you have something of value. When you decide to buy a Worldmark timeshare property, this means that you own something worthy and that can be sold if need be. Its increase in value is dictated by the season and location.
The one drawback of complete timeshare property ownership is the high cost associated with it, this could force you to resort to borrowing as a way to cover other costs like maintenance and management expenses.
Besides buying Worldmark time share, you can buy Worldmark timeshare resale from other unit owners. This is affordable and good money saver as compared to buying a complete new time share. Timeshare resales are easily bought at a quarter the cost of a new unit.
When doing self-assessment prior to purchasing Worldmark timeshare, consider how much you like traveling. Ownership of Worldmark timeshare gives you the flexibility of and chance to visit other places, and this is a real advantage if you consider the many locations available to you at Worldmark. Fitting maybe your only expense because these places are damn costly. You may discover at a later stage that your timeshare property bills have accrued to a proportion that is migraine inducing.
Owning a Worldmark timeshare property is mostly an expression of prestige. So, if you are a practical type of person then it may not be a smart decision to purchase a Worldmark timeshare property. It’s wise to consider your financial status and need before deciding to buy Worldmark timeshare property. Or else buy a Worldmark timeshare resale. Renting is also an option here.
Above all, don’t forget to do your homework before you buy a Worldmark timeshare property. The profitability formula of economics is an ideal one here.

Every individual waits for that time of the year, a much deserved time off from the hectic activities of day to day life. And when the time comes you keep wondering where to go? Where to stay? Etc. And each time you think I should have planned it out before itself. Smart people plan their vacations long before they actually go out for one. And even smarter people buy timeshare property for vacations to have a peace of mind and a place where they love to enjoy and cherish most beautiful memories in the comfort of your home like atmosphere. Everyone wishes to have a timeshare property at their favorite vacation place. While it may be easy to buy for some, but for some it may be their lifetime savings or hard earned money. So, nobody would like to invest their money in a losing proposition. Here we discuss some of the important things that you have to remember while buying a timeshare.

The first thing to do before buying any timeshare is to understand the types of timeshare. There are basically two types of timeshare plans. A deeded plan, in which you actually buy a piece of real estate property and own it along with other owners but, you can use it only according to the timeshare agreement. A fixed unit, fixed week, deeded timeshare allows you to own a specific timeshare at a specific time each year. A floating time agreement allows you to be flexible about the dates that you can use your timeshare. But reservations may be only first come first serve as many owners would like to go for that option. Right to use timeshare or a non-deeded timeshare is a leased timeshare. Again it is classified into fixed unit and floating time just as in the case of deeded timeshare. You no longer have rights to the property after the lease expires.

Before investing in a timeshare do your homework about the location first. Do a good research about the location, whether you can go there on a yearly basis. Also it wouldn’t hurt if you research the prices of other alternative accommodations in that place. If you are paying for the timeshare then why buy timeshare if an alternative costs you less. But at the same time you should weigh in your comfort factor also. The alternative accommodation might not provide you with the same comfort as the timeshare accommodation. So, it all depends on what criterion is important to you, cost or comfort.

Always find out your timeshare rights before buying. Your rights may be violated in some cases. In most of the cases the timeshare properties are governed by legal documents known as Covenants, Codes, and Restrictions. It establishes rights for real estate property owners and governs how the timeshare should be managed.

Also important thing to consider before buying a timeshare is to decide whether you want to buy it for vacation purpose only or as an investment. If you want to buy it as an investment you should rethink. Timeshares are not one of the most lucrative properties for reselling. Generally timeshare properties don’t have good resale value and the resale is also difficult due to competition from the original seller himself.

While you may think that the cost of buying a timeshare is simply the cost of buying only the real property. You may be wrong. Because you should always calculate the total cost of time share which includes mortgage payments, maintenance fees, taxes, travel cost, closing cost, broker commissions, financing charges etc. That will definitely raise your hair. Compare the cost of alternative accommodation with the total cost of owning a timeshare now. Go with whichever is cheaper.

Also do not forget to read each and every document carefully before signing any agreement. Never ever believe on promises made by word of mouth. Request everything in written. Also find out about the reputation of the seller and whether he is a licensed timeshare seller. Also never accept properties with unfinished facilities, if you do so take a written commitment from the seller that they would be finished within a specific time
